We offer our accommodation in an atmosphere of respect, trust and hospitality. We welcome families, groups of friends and colleagues who value peace, comfort and a pleasant, harmonious environment.
By making a reservation, the tenant expressly agrees to the following general terms and conditions, rental conditions and house rules.
We kindly request that you read these carefully before making a reservation.
1. General
1.1. By making a booking, the tenant and fellow guests agree to these rental conditions and house rules.
1.2. The tenant must be at least 18 years of age and is responsible for the behaviour of all fellow guests throughout the rental period.
1.3. The landlord reserves the right to refuse a booking if there is any doubt about compliance with these terms and conditions.
2. Number of persons
2.1. The maximum number of persons allowed in the holiday home is eight (8). Children under the age of 3 are not counted as adults, but must be reported.
2.2. Visits by third parties (persons not included in the booking) are only permitted with the prior written consent of the landlord.
2.3. Parties, events or gatherings that exceed the permitted number of persons are expressly prohibited.
3. Arrival and departure
3.1. Check-in is possible from 4 p.m.
3.2. Check-out is no later than 10 a.m.
3.3. Deviations from these times are only possible after prior consultation with the landlord.
4. Pets
4.1. Pets are not allowed in the holiday home.
4.2. In the event of a violation of this rule, the landlord reserves the right to terminate the rental agreement prematurely and to charge additional cleaning costs.
5. Smoking, open fire and safety
5.1. Smoking is not permitted in the holiday home.
5.2. The use of candles, fire pits, open fires and barbecues indoors is prohibited.
5.3. The property is equipped with smoke detectors and fire extinguishers. These may not be removed or switched off.
6. Cleanliness and care
6.1. The tenant is expected to use the property with care and keep it clean.
6.2. Upon departure, the property must be left in a reasonable condition:
- Washing up done
- Rubbish removed, glass, paper and plastic sorted.
- Furniture returned to its original place.
6.3. Damage, defects or loss of inventory must be reported to the landlord immediately.
7. Nuisance and neighbours
7.1. The holiday home is located in a quiet residential area. We do not want to cause any nuisance to our neighbours.
7.2. Between 10 p.m. and 7 a.m., there is a night-time quiet period during which silence must be respected.
7.3. In the event of complaints about nuisance or misconduct, the rental agreement may be terminated immediately, without entitlement to a refund.
8. Cancellation
8.1. The tenant may cancel the reservation by emailing info@bellerose-brugge.be. The following cancellation conditions apply:
- Up to 30 days before arrival: 25% of the total rental amount will be charged.
- Between 30 and 15 days before arrival: 50% of the total rental amount will be charged.
- 14 days or less before arrival: 100% of the rental amount is due.
8.2. In the event of a no-show or early departure, the full amount remains payable.
8.3. The date of receipt of the cancellation email is considered the official cancellation date.
8.4. We do not offer refunds due to weather conditions, force majeure, illness or other personal circumstances.
8.5. The tenant is responsible for taking out cancellation insurance with a recognised insurer.
9. Liability
9.1. The landlord is not liable for accidents, loss, theft or damage to personal property of the tenant or fellow guests during their stay.
9.2. Use of the property and associated facilities is entirely at your own risk.
10. Applicable law
10.1. This rental agreement is governed by Belgian law.
10.2. Any disputes shall be submitted to the competent court of the judicial district in which the holiday home is located.
11. Deposit
No deposit is required. However, in the event of damage or serious negligence, the lessor reserves the right to recover costs from the lessee and to charge the credit card used for the reservation.
