Terms and Conditions

Booking Information:
During the online reservation process, the following information is collected from the tenant:

  • Name, address, email address, telephone number
  • Credit card number (Visa or Mastercard) for payment of the reservation.

This credit card will be verified by our payment provider “Stripe” and is stored and validated by them. The landlord does not have access to these credit card details.
In case of any issues, the tenant will be notified by Stripe within 24 hours.
If the card is invalid, we reserve the right to refuse or cancel the reservation.

The reservation may be terminated if the tenant uses the vacation home for purposes other than as a holiday rental.
The reservation may also be terminated if the tenant does not comply with these terms and conditions.

Payment:

  • A deposit of 50% of the rental price must be paid by credit card via Stripe 60 days before arrival.
  • The remaining balance is due 14 days before arrival.

No security deposit is required from the tenant.
The tenant and accompanying guests are responsible for any breakage or damage caused during their stay.
It is important that the tenant reports any observed damage upon arrival.

If damage is identified after check-out during cleaning, we reserve the right to charge a reasonable compensation amount.
This also applies in cases of extreme negligence by the tenant in leaving the property clean and tidy.
Additional cleaning hours will be charged at €45 per hour.

The tenant agrees at the time of reservation that the landlord may charge any amounts due to the credit card provided.

Number of Guests:
A maximum of 8 persons may stay in the vacation home.
Access may be refused if the number of occupants exceeds the number indicated in the reservation or exceeds the maximum of 8 persons.
No refund of the rental price will be given in such cases.

Changes:
A modification within 24 hours of the reservation may be requested via email: info@bellerose-brugge.be
For changes after 24 hours, the tenant must cancel the reservation according to the applicable cancellation policy and make a new reservation.
There is no guarantee that the modification or new reservation will be subject to the same conditions.

Cancellations by the Tenant:
Cancellation requests must be sent by email to info@bellerose-brugge.be. The date of the email determines the applicable cancellation terms.

The following cancellation policy applies:

  • More than 60 days before arrival: full refund without deduction.
  • Between 60 and 15 days before arrival: 50% of the total rental amount is charged (the amount paid at the time of booking).
  • Between 30 and 15 days before arrival: 50% of the total rental amount is charged.
  • 14 days or less before arrival: 100% of the rental amount is due.

In case of no-show or early departure, the full rental amount remains due.
No refunds are provided due to weather conditions, force majeure, illness, or other personal circumstances.
The tenant is responsible for obtaining cancellation insurance from a recognized insurer.

Cancellations by the Landlord:
The landlord reserves the right to cancel the rental agreement in the event of force majeure that makes the execution of the agreement impossible.
Force majeure includes circumstances beyond the landlord’s control that could not reasonably have been foreseen or prevented, such as fire, natural disasters, flooding, severe damage to the property, or a government ban on rental.
In such cases, any amounts already paid will be fully refunded to the tenant. The landlord is not obliged to provide further compensation.
The landlord will make reasonable efforts to offer the tenant an alternative solution without being liable for any additional compensation.

Liability:
The landlord cannot be held liable for accidents during the use of the vacation home or its facilities, or for loss, theft, or damage of any kind arising from the stay.
The landlord cannot be held responsible for noise or disturbances due to nearby construction or works.
