When booking online, the tenant’s details are requested:
name, address, email address, telephone number
A credit card number (Visa or Mastercard) for payment of the booking.
This credit card will be checked by our payment provider ‘Mollie’ and will be stored and validated by them. It will not be passed on to the landlord.
In case of problems, the tenant will be notified by ‘Mollie’ within 24 hours.
If the card is not valid, we reserve the right to refuse or cancel the reservation.

The reservation may be cancelled if the tenant uses the holiday home for purposes other than as a holiday home.
The booking may be cancelled if the tenant does not comply with the general terms and conditions.

Free cot, high chair and garage must be requested at the time of booking.

Number of persons:
A maximum of 8 persons can stay in the holiday home.
Accommodation and access to the holiday home may be refused if more persons stay than specified in the booking or if the maximum of 8 persons is exceeded.
This is without any entitlement to a refund of the rental price.

Rental price:
This will be confirmed after booking.

For reservations made via an OTA platform (Vrbo/Airbnb), the prices stated there apply.

Included in the rental price:

  • Rent
  • Normal consumption of water, electricity, heating
  • Beds are made. Down duvets.
  • 1 set of towels per person: 1 sauna towel – 1 bath towel – 1 hand towel
  • Kitchen towels
  • Small amount of cleaning products, hand soap, dishwashing products, kitchen roll
  • Final cleaning
  • Garage (on request)
  • High chair, cot (on request)
  • 6% VAT

Final cleaning included in the rental price with additional conditions:
• Dishes must be washed before check-out, no dirty dishes left in the sink or dishwasher. Dishwasher emptied.
• Sorted waste must be deposited in the storage room in the basement.
• Fitted sheets, duvet covers and pillowcases must be removed and placed in the laundry net provided.
• Used towels must be placed in the laundry net provided.

Payment:

A deposit of 50% of the rental price is payable by credit card via the payment provider Mollie 30 days prior to arrival.
The remaining balance is payable on the day of arrival.

The tenant is not required to pay a security deposit.
However, the tenant and fellow guests are liable for any breakages or damage caused during their stay.
It is important that the tenant reports any damage noticed upon arrival to us.

If damage is found after check-out during the cleaning inspection, we reserve the right to charge a reasonable amount of compensation.

This also applies in the event of extreme negligence on the part of the tenant in leaving the house tidy.

Additional cleaning hours will then be charged at 45 Euro per hour.

Upon booking, the tenant agrees that the landlord may recover the amounts due via credit card.

Changes:

A change within 24 hours of booking can be requested by email to

For changes later than 24 hours, the tenant must cancel the booking in accordance with the applicable cancellation conditions and then make a new booking.
There is no guarantee that the change or new booking will be subject to the same conditions.

Cancellations by the tenant

Cancellations can be requested by emailing info@bellerose-brugge.be. The date of the email determines the application of the cancellation conditions.

The following cancellation conditions apply:

  • Up to 30 days before arrival: 25% of the total rental amount will be charged.
  • Between 30 and 15 days before arrival: 50% of the total rental amount will be charged.
  • 14 days or less before arrival: 100% of the rental amount is due.
  • In case of no-show or early departure, the full amount remains due.

We do not offer refunds due to weather conditions, force majeure, illness or other personal circumstances.
The tenant is responsible for taking out cancellation insurance with a recognised insurer.

Cancellation by the landlord:
The landlord has the right to cancel the rental agreement in the event of force majeure that makes it impossible to perform the agreement.
Force majeure is understood to mean circumstances beyond the control of the lessor which he could not reasonably have foreseen or prevented, such as fire, natural disaster, flooding, serious damage to the property, or a government ban on letting.
In the event of cancellation due to force majeure, the rent already paid will be refunded in full to the tenant. In that case, the landlord is not obliged to pay any further compensation.

The landlord will make reasonable efforts to offer the tenant a solution without, however, paying compensation to the tenant.


Check-in from 4 p.m.
The landlord cannot always be present when guests arrive, so in that case a code for the front door will be sent to the tenant one day before arrival to the telephone number provided at the time of booking. Confirmation of receipt of this code is essential.
Arrival is possible from 4 p.m. The arrival time can be specified when making the reservation, as an indication for our cleaning schedule.
If the house is ready earlier than 4 p.m., a text message will be sent to the tenant’s telephone number.

House rules:
These must also be communicated by the tenant to all fellow guests staying in the holiday home.

  • It is not permitted to use deep fryers or other cooking appliances that are not part of the kitchen equipment.
  • Open flames or barbecues in the kitchen are strictly prohibited.
  • Always report damage to kitchen appliances or inventory to the landlord immediately.
  • The kitchen must be used with care and kept clean. Leave it in the same condition as you found it after use.
  • Washing up must be done before departure; do not leave dirty dishes in the sink or dishwasher.
  • Pots and pans are not always clean when they come out of the dishwasher, so please give them an extra scrub by hand if necessary.
  • Use of appliances such as the oven, hob, coffee machine and dishwasher is at your own risk. Read the instructions if you are unfamiliar with their use.
  • Glass, paper, plastic and residual waste must be sorted correctly and deposited in the appropriate containers. Blue bag for PMD (plastic, tin) Yellow bag for residual waste in black container. Paper and glass in white container.
  • The holiday home is located in a quiet residential neighbourhood, so please respect the neighbours by avoiding noise between 10 p.m. and 7 a.m.
  • Final cleaning is included in the price, based on the condition as requested above.
  • Additional cleaning such as washing up, cleaning the oven, extra tidying up and rubbish disposal will be charged at 45 euros per hour.

Liability

The landlord cannot be held liable for accidents during the use of the holiday home or the infrastructure present.
Nor can they be held liable for loss, theft or damage of any kind resulting from the stay in the holiday home.
The landlord cannot accept responsibility for any noise nuisance caused by work in the vicinity.
